What exactly is a Municipal Lien Search?
Our specialty. This is a search conducted with the city or county finance department or city clerk’s office for any fees, liens or assessments that may be due and owing. As a rule, this search reveals fees for pending matters that have not been recorded in the public records, although in most cases payment information for recorded matters is provided. Our municipal lien searches includes: Current or Delinquent property taxes, Tangible Taxes, Special Assessments, Open/Expired Permits, Code Cases, Pending or Unpaid Municipal Invoices and All Municipal Utility Balances.

If a files dies, do i still have to pay?
Our wash policy is 30% of total orders within 60 days. Example: 10 orders in 60 days, 7 must be paid. Rush files do not have a wash.

How much is your fee and invoice?
Our fee is always $60.00. Municipal fees vary. Total average invoice amount is usually $130.00.

Do I need to do a municipal search on a condo?
Most condo’s are on a master meter. However, condo’s are still subject to municipal liens due to code violations and unpaid Association balances.

Can I be billed on a monthly basis?
Most clients pay at closing. However, we can submit monthly statements if you prefer.

Yes. Most municipalities will not search a property without a folio number.

When do I need a Zoning Letter?
Most zoning letters are requested to comply with lender requirements for funding. Zoning letters are issued by the municipality to verify the primary use of the property, i.e. commercial, industrial or residential.

When do I need an Estoppel Letter?
Estoppel letters are requested on any parcels within a Planned Unit Development and/or Condominium. This statement provided by the Homeowner’s Associations will outline any maintenance fees and or assessments due as well as any violations noted by the HOA.
